Position Summary

The Maintenance Technician is responsible for inspecting, maintaining, repairing, and monitoring the physical plant, building systems, equipment, grounds, furnishings, and related infrastructure of the facility. This position helps ensure a safe, clean, functional, and regulatory-compliant environment for residents, visitors, and staff in accordance with facility policies and all applicable federal, state, and local regulations.

Essential Duties and Responsibilities

  • Inspect, maintain, repair, and monitor the physical structure of the facility, including resident rooms, common areas, furnishings, equipment, and building systems.
  • Supervise, inspect, schedule, and coordinate repairs and preventive maintenance activities for the facility's physical plant and equipment.
  • Report maintenance concerns, safety hazards, equipment failures, and capital improvement needs to the Maintenance Supervisor and/or Administrator.
  • Maintain the safe operation of the facility's water, electrical, lighting, heating, ventilation, air conditioning (HVAC), sewage disposal, fire alarm, and related utility systems, including associated distribution and delivery systems.
  • Maintain the building and ensure all equipment is safe, operational, and maintained in accordance with applicable safety standards, manufacturer recommendations, and regulatory requirements.
  • Inspect, service, troubleshoot, and perform minor repairs to heating and air conditioning systems, electrical systems, handrails, wall guards, doors, windows, plumbing fixtures, and general carpentry items.
  • Service, inspect, test, and perform minor repairs to the facility's emergency generator and auxiliary power systems in accordance with facility policy and regulatory requirements.
  • Inspect, test, maintain, and document the operation of the fire alarm system, fire extinguishers, emergency lighting, exit signage, and other life safety equipment in accordance with applicable regulations.
  • Demonstrate knowledge of and comply with the facility's fire safety, emergency preparedness, disaster response, evacuation, and severe weather plans.
  • Assist with and supervise the installation, relocation, and replacement of facility equipment, furnishings, and maintenance-related projects.
  • Monitor outside contractors and vendors to ensure work is completed safely, professionally, timely, and in accordance with facility expectations.
  • Perform routine inspections, repairs, and preventive maintenance on facility equipment, furnishings, and building systems, documenting all work completed in accordance with facility procedures.
  • Conduct and document fire drills on all shifts, rotating drill times and scenarios as required by facility policy and applicable regulations.
  • Maintain an appropriate inventory of maintenance supplies, repair parts, equipment, and hand tools necessary for daily operations.
  • Maintain accurate files of equipment manuals, manufacturer specifications, warranties, operating instructions, maintenance logs, inspection records, and preventive maintenance schedules.
  • Participate in the facility's preventive maintenance program to promote equipment reliability and regulatory compliance.\
  • Remain available for on-call responsibilities and respond to maintenance emergencies as required.
  • Demonstrate knowledge of and comply with facility policies regarding OSHA standards, fire safety, emergency preparedness, infection prevention, bloodborne pathogens, Hazard Communication, workplace safety, and environmental services.
  • Recognize, prevent, and immediately report suspected abuse, neglect, exploitation, or mistreatment of residents in accordance with facility policies and applicable regulations.
  • Promote and maintain a safe, clean, organized, and comfortable environment for residents, visitors, and staff.
  • Work collaboratively with nursing, housekeeping, dietary, administration, contractors, vendors, and other departments to support daily facility operations.
  • Attend required facility meetings, department meetings, safety meetings, emergency preparedness drills, in-service education, and continuing education programs.
  • Serve as an active member of the interdisciplinary team by placing resident safety, dignity, quality of life, and well-being as the highest priority.
  • Perform all other duties and responsibilities as assigned by the Maintenance Supervisor, Administrator, or designee.

Sight: For performing job effectively and correctly

Smell: For accurate detection and maintenance of facility odors

Touch: For detecting temperature changes

LICENSURE REQUIREMENTS:

None.

SUMMARY OF OCCUPATIONAL EXPOSURE:

Tasks and procedures performed by the employee involve risks classified by CDC as

Category II. (Activity performed without blood exposure but exposure may occur in the event

of an emergency.)

OTHER CONSIDERATIONS AND REQUIREMENTS:

Must be able to tolerate a high pace as typical for a nursing facility. Must be able to take and give instructions well and enjoy working with the elderly. Although employee is required for prolonged periods of time, he/she must also be able to tolerate prolonged standing and walking.
