JOB TITLE: Day Porter ( Monday through Friday 8am-12pm )
REPORTS TO: Property Manager
JOB SUMMARY: The Day Porters position is responsible to assist with the safe and economical maintenance of MRS Associates property, including the building interior, the grounds, outside perimeter and property equipment.

QUALIFICATIONS
High school education or equivalent required.
Excellent organizational, communication and interpersonal skills.
Must be able to maintain flexibility in changing environment, and exercise diplomacy and tact in dealing with people.
The Porter will be required to pass a Background Check, Fingerprinting and a Drug Screen.

DUTIES AND RESPONSIBILITES OF THE JOB
Set forth below are the minimum specific tasks of the porter. The Day Porter is expected to use good judgement to initiate additional work tasks to maintain the physical building and its premises.
As an on-site representative of MRS Associates, the Day Porter shall present him/herself in a professional and business-like manner. The Porter will demonstrate strong characteristics of commitment, trustworthiness, responsibility and dependability.
The Porter must make every effort to provide quality, timely service.
The Porter will follow a daily and weekly work schedule provided by the Property Manager:

Cleaning and restocking of all restrooms including fixtures, mirrors, doors, stalls, floors mopped, proper sanitizing completed
Cleaning of all cafeterias; including microwaves, tables
Clean Manager Break Room, table wiped, microwaves clean
Cleaning of executive offices / conference rooms including dusting, windows, trash removal
Vacuuming carpets in offices

Removal of trash from offices, cafeteria
Spot sweeping of steps, sidewalks

Cleaning of the lobby, tables, glass

Cleaning all glass on entry/exit doors.
Removal of waste and recyclables to proper bins outside of building.
Wipe spots / stains off of walls as needed.
Monitor building of any interior/ exterior bulb outages and advise the Property Manager.
Floors swept and mopped in vestibules. Caution signs applied.
Wipe all door jambs, door handles.
Dusting of empty cubicles around the office.
Dusting of HVAC ceiling vents.
Clean Training Room tables.
Employee lockers dusted / cleaned.
Complete daily building and restroom checklists.
CHARACTERISTICS REOUIRED OF THE JOB
The Porter shall maintain a high level of cleanliness throughout the building and surrounding perimeter. Common areas of the building must be kept clean at all times, with necessary touch-ups made in a timely manner.
Provide the highest level of quality and trusted service to all personnel at all times.
Ability to work in a team-oriented environment in order to exceed time sensitive goals.
The Porter will be provided with a security ID badge that will allow them access into the building and offices.
The Porter will submit a daily work report that will need to be signed by them and presented to the Property Manager.
WORK HOURS
The Porter is expected to be on-site Monday through Friday (8am-12pm), morning hours needed based on the agreed upon hours except for the six company holidays.
Absence notification must be given to Property Manager with a minimum of two hours advance notice if they are unable to work due to an illness or personal emergency.
