Building Engineer – 1901 6th Avenue North

Job Summary

The Building Engineer is responsible for supporting the daily operation, maintenance, and performance of building systems at 1901 6th Avenue North. This role includes performing preventive maintenance, responding to tenant service requests, and assisting in the oversight of critical building infrastructure, including the central plant, life safety systems, and domestic water systems.

The Building Engineer will monitor central plant operations, coordinate vendor activities such as Trane inspections and water treatment chemical deliveries and conduct routine maintenance and repairs on equipment including cooling towers, pumps, and HVAC components. Responsibilities also include overseeing and assisting with annual fire alarm inspections and monthly fire pump testing to support compliance with life safety requirements.

This position requires the ability to perform moderate mechanical, electrical, and plumbing repairs, maintain and manage warranty requests for exterior lighting systems, and ensure all assigned building equipment is operating efficiently and safely. The Building Engineer will complete preventive maintenance and tenant work orders for floors 17 through 30 and work closely with the Property Manager and Chief Engineer to support overall building operations and service delivery.

Typical Daily Tasks of Building Engineer at 1901 6th Avenue North:

· Arrive to the property at 7:00 AM to confirm all building systems are operating as scheduled. If any troubles appear on BAS homepage, investigate cause and clear accordingly.

· Touch base with Chief Engineer to relay daily status of operations. Report any issues or concerns promptly to Chief Engineer.

· Walk the chiller plant:

o Read chemical levels for the HVAC Water Treatment

· Walk the vacant floors, paying key attention to any potential areas of concern (i.e. running water, leaks, damage, smells, odors, level of cleanliness, bugs/cobwebs, lighting, temperature, etc.)

· Ensure dumpsters are emptied/not overflowing

· Check inventory of supplies.

· Log into Building Engines and access Maintenance Requests and Preventative Maintenance Work Orders, prioritize and complete accordingly.

· Engage with vendors, especially vendors who complete daily services to the properties. (Janitorial, landscaping, pest control, HVAC, etc.). Ensure contracted obligations are met.

· Check floor drains in all restrooms, janitor closets and mechanical closets; pour water to eliminate odor.

· When performing daily walkabouts, be attentive to door closures. Observe slamming doors as well as doors that do not shut all the way. Repair accordingly.

· Take note of any light fixtures that need to be repaired. Repair accordingly.

· Look at calendar for impending scheduled maintenance and make sure it is scheduled with proper vendors. (Calendar will be provided by Property Manager and coordinates with operating budget).

· Get pricing for maintenance and/or projects that needs to be performed from reputable vendors.

· Check toilet seats in restrooms for proper fitting.

· Check restrooms to ensure sinks operating and partition doors closing and locking properly.

· Check electrical and mechanical closets for cleanliness. Ensure no items stored in these areas and that no trash has been left in the rooms. Clean accordingly.

· Paint electrical, mechanical and/or penthouse flooring when needed.

· Check vacant areas in buildings for any accumulated storage that needs to be discarded.

· Check ceiling tiles for stains, wear or tear. Change accordingly.

· Ensure buildings are locked and maintenance office is properly shut down prior to leaving property at each day.

Typical Weekly Tasks of Building Engineer at 1901 6th Ave North:

· Task meeting with Property Manager and Chief Engineer to update progress on any outstanding issues. New assignments discussed in detail prior to hand-off to Building Engineer.

· Test Run Life Safety Generator.

· Walk the parking deck, sidewalks, and alley to verify all lights are properly working.

· Check trash cans in parking deck and alley and around the property to ensure they are not overflowing. Report to janitorial crew if they need service.

· Walk the roof to ensure all areas are clear and in good order.

· Check elevator phones to ensure they are dialing out to a monitoring service.

· Update task list on board to remove completed projects and update with any pending and/or upcoming items.

· Clean maintenance office and organize supplies and tools.

· Check each stairwell in the building for cleanliness, odors, lighting, etc.

· Check each water shutoff room for cleanliness and proper operational condition.

· Check lighting and air schedules for the coming week. Adjust if a holiday or extended event is scheduled in the coming week.

Typical Monthly Tasks of Building Engineer at 1901 6th Ave North:

· At the end of the month, read all submeters. Report them to Chief Engineer.

· Check each fire extinguisher. Mark cards accordingly.

· Check vacant spaces and adjust all blinds to same hanging length and angle. Ensure they look uniform.

Fire Panel: Simplex 4100 ES Some overtime required

Preventative Maintenance: Building Engines Rotating On-Call Hours

· Preventive Maintenance Completion: ≥ 95% of scheduled PM tasks completed on time

· Central Plant Monitoring: No missed inspections; daily logs completed accurately

· Cooling Tower Maintenance: 100% of monthly PMs completed and documented

· Life Safety Compliance: 100% completion of monthly fire pump testing with proper documentation

· Vendor Coordination: All scheduled vendor visits (Trane, water treatment) completed and verified

· Response Time: Average response time to tenant requests within company standard (e.g., same day)

· Documentation Accuracy: All work orders and PM logs closed out with clear, professional notes

90-Day KPIs

· System Familiarization: Demonstrated working knowledge of central plant, domestic water system, and building layout

· PM Consistency: Maintains ≥ 95% on-time PM completion over rolling 90 days

· Repair Effectiveness: Reduction in repeat maintenance issues on assigned equipment
