JOB DESCRIPTION
JOB TITLE: Maintenance Supervisor
DEPARTMENT: PROPERTY MANAGEMENT
REPORTS TO: Property Manager
BASIC PURPOSE:
Performs various maintenance duties necessary to maintain and enhance the value of the community. Handles repairs and improvements of vacant apartments for a market-ready status. Works as a team participant along with the maintenance staff to ensure the community meets the quality maintenance standards set by the Company.
ESSENTIAL FUNCTIONS:
- Prepares or assists in preparing all vacant apartments to a market-ready condition.
- Performs various community maintenance functions. Records activity in maintenance log. These functions may include, but are not limited to: Light bulb changes, filter changes, lock repairs, installation/repair window coverings, minor HVAC repairs, minor plumbing work, minor electrical work, minor appliance repair, vinyl repair & installation, caulking, painting, snow removal, pool maintenance, preventative maintenance.
- Responds to resident service requests and concerns in a timely manner.
- Performs on-call emergency service as required.
- Reports any maintenance concerns for repairs on vacant, models, clubhouse, and/or common areas to the Property Manager.
- May assist in monitoring and/or controlling maintenance inventory and/or supplies
- Moves heavy objects as requested.
- Assists the Property Manager on special maintenance projects, i.e, preventative maintenance of building components and/or mechanicals.
- Assists in keeping the grounds and common areas free of trash and debris.
- Works closely with management and maintenance staff in developing an integral team that effectively represents the quality and professionalism of Navarino.
- Maintains open communication with property management.
- Consistently maintains a professional, courteous attitude when dealing with residents, co-workers, and the general public, always, on or off the property.
- Assists other staff members as needed.
- Delivers various communications to residents as needed.
- Attends and assists in setting up resident functions and activities.
- Drives motorized vehicle on or off property for Company business.
- Performs other duties as assigned.

JOB QULIFICATION REQURIEMENTS:
Knowledge/Experience :
A high school diploma or equivalent is preferred. Trade school and/or military training is a plus. One to five years of verifiable hands-on general maintenance experience (i.e. plumbing, electrical, carpeting, painting, etc.) is preferred with proficiency in at least one major area.
Machines, Tools and Equipment, Software:
Hand tools, normally used in construction, maintenance and landscaping including, but not limited to, hedge trimmer, power floor cleaner, carpet shampoo machine, paint sprayer, power drain cleaner, chainsaw, key machine, and all chemicals associated with maintenance and landscaping essential job functions. Motorized vehicles.
Licenses/Certification :
A valid driver’s license along with a good driving record and auto insurance is required. EPA certifiable stat is preferred.
Other Requirements:
As a Navarino team member, you represent Navarino. While you are on the job, Navarino expects you to wear clothing and accessories that are appropriate for a professional business environment. If a uniform is required at the property, you are expected to wear it.
PHYSICAL AND VISUAL ACTIVITIES:
Inside and outside work in all types of weather. Medium to heavy work requires prolonged or repeated standing, walking, climbing, stooping, kneeling, crouching, and lifting to a maximum of 100 pounds, with frequent lifting and carrying of up to 50 pounds. Good eye/hand coordination is essential. Color perception, the ability to differentiate colors in terms of hue, and the ability to identify a particular color or color combination from memory are required. Must be able to lift and work heavy equipment.
