We’re a U.S.-based creative growth studio serving founders, service providers, and real estate organizations like Minnie Lee Realty — a regional asset management firm specializing in REO foreclosures and valuation-driven real estate operations.

### **Why This Role Exists**

We’re expanding our marketing engine and need a hands-on executor to run outreach, manage campaigns, and convert leads into deals for both CC101 Studios and Minnie Lee Realty.

This is not an entry-level VA role. We need someone who operates like a marketing lead — handling sourcing, outreach, copy, content, posting, and campaign follow-up with precision.

### **Key Responsibilities**

**Lead Generation & Outreach**

* Submit 20+ Upwork proposals weekly using brand templates.
* Send 100–150 Instagram DMs weekly using scripts/automation tools.
* Research and add 25+ qualified leads weekly into our CRM (Go High Level).
* Maintain clean tagging and lead segmentation for both brands.

**Campaign Execution**

* Launch and monitor email/SMS campaigns in Go High Level.
* Build landing pages, forms, and campaign copy using ChatGPT prompts.
* Schedule 3–5 social posts weekly per platform (Instagram, Facebook, LinkedIn).

**Internal Operations**

* Maintain campaign boards and project trackers in Notion.
* Join team check-ins between 9:00 AM–2:00 PM CST.
* Track performance data and flag weekly wins or blockers.

### **Compensation & Bonuses**

**Base Pay:** $325/month (fixed)

**Bonuses:**

* **CC101 Studios:** $25 per web project closed from your outreach or campaign.
* **Minnie Lee Realty:** $25 per real estate closing (sale/rental) supported by your marketing efforts.

Bonuses are verified and paid monthly.

### **Performance Metrics (KPIs)**

* 20+ Upwork proposals/week
* 100–150 Instagram DMs/week
* 25+ qualified leads added/week
* 100% on-time campaign delivery
* 20%+ email open rate average
* 3–5 social posts per platform/week
* Weekly performance report every Friday

### **Required Skills**

* Experience with Go High Level, Canva, Notion, and Google Workspace
* Strong written and spoken English
* Confident with outbound messaging (Instagram, Upwork, email)
* Understanding of marketing workflows and lead nurturing
* Highly organized, reliable, and self-managed
* Ability to follow systems while improving them

### **Bonus Skills (Preferred but Not Required)**

* Experience with Meta or Google Ads
* Familiarity with Apollo, Hunter.io, or LinkedIn prospecting
* Web publishing in Go High Level or WordPress
* Background in real estate or agency marketing
