SUMMARYMaintenance plays a vital role in ensuring a safe, comfortable, and well-maintained environment for the individuals served and team members at Ability Plus, Inc (API). This position is responsible for performing a variety of skilled and semi-skilled maintenance duties, including preventative maintenance, general repairs, and minor renovations. The ideal candidate will be a proactive problem-solver, highly organized, and possess a strong commitment to the well-being of our residents.
Essential Duties and Responsibilities
- To be at work on a timely manner.
- Work as a team to complete the overall goal determined.
- Respond to repair request quickly and in a professional manner.
- To follow direction as given. Review work orders or projects at hand and prioritize work flow.
- Repair or replace many items found in facilities as such; lights, minor electrical, walls, paint, windows, doors, flooring, plumbing, etc.
- Does touch-up painting and repaints rooms as required.
- Assists with loading or unloading trucks and moving furniture when needed.
- Maintains tools and maintenance equipment in working order and keeps maintenance room in neat condition.
- Perform preventive maintenance in facilities as needed and required.
- Schedule repairs associated with any work needing to be done on vehicles or facilities as needed.
- Be responsive to work orders or direction leadership has presented.
- Being on-call/ rotating with other maintenance team members.
- Skills may include, drywall work, electrical, HVAC, paint, flooring, windows and other related skills.
- Adhere to API safety policies to maintain a safe work environment.
- Other duties may be assigned.
EDUCATION/BACKGROUND/EXPERIENCE
- High School diploma or GED and one (1) year maintenance experience, or any equivalent combination of training and experience.
- Valid U.S. driver's license and acceptable driving record as determined by Ability Plus' insurance carrier.
- Proof of Auto Insurance Coverage
- SSN
NECESSARY SKILLS/ATTRIBUTES
- High degree of professionalism
- Proficient in typical maintenance skills and Reliable
- Knowledge of trades related to building and automotive maintenance and repair.
- Knowledge of a variety of building maintenance, procedures and techniques.
- Knowledge of machinery, equipment, and tools necessary for the maintenance and repair of property of API .
- Knowledge of occupational hazards and safety precautions.
- Skill in reading and following blueprints and assembly instructions.
- Skills in following safety practices and recognizing hazards.
- Skill in using hand and power tools.
- Ability to establish and maintain effective working relationships with staff of API.
- Ability to communicate effectively, both orally and in writing.
PHYSICAL/MENTAL DEMANDS AND WORKING CONDITIONS
- Work may require ongoing weekend and evening work.
- Work will require frequent local driving.
- Work requires ongoing interaction with intellectually disabled clients.
- Work can require frequent walking, standing, bending and lifting.
