About the Role:

The Maintenance Technician plays a critical role in ensuring the safety, functionality, and aesthetic appeal of residential and commercial properties within the real estate and rental industry. This position is responsible for performing routine inspections, preventive maintenance, and timely repairs to building systems and equipment, thereby minimizing downtime and enhancing tenant satisfaction. The Maintenance Technician collaborates closely with property management teams to address maintenance requests efficiently and uphold compliance with safety and building codes. By proactively identifying potential issues and implementing effective solutions, this role contributes to preserving property value and operational excellence. Ultimately, the Maintenance Technician ensures that all facilities operate smoothly, providing a safe and comfortable environment for occupants.

Minimum Qualifications:

• High school diploma or equivalent.
• Proven experience as a maintenance technician or in a similar role within the real estate or property management industry.
• Basic knowledge of electrical, plumbing, HVAC, and general building maintenance.
• Ability to read and interpret technical manuals, blueprints, and safety regulations.
• Valid driver’s license and reliable transportation.

Preferred Qualifications:

• Certification in HVAC, electrical, plumbing, or related trades.
• Experience with computerized maintenance management systems (CMMS).
• Familiarity with OSHA safety standards and local building codes.
• Strong troubleshooting and problem-solving skills.
• Ability to work flexible hours, including weekends or on-call shifts.

Responsibilities:

• Conduct regular inspections of HVAC, plumbing, electrical, and structural systems to identify maintenance needs.
• Perform preventive maintenance tasks such as lubricating machinery, replacing filters, and testing safety systems.
• Respond promptly to maintenance requests from tenants or property managers, diagnosing and resolving issues effectively.
• Maintain accurate records of maintenance activities, repairs, and inventory of supplies and equipment.
• Collaborate with external contractors and vendors for specialized repairs or large-scale maintenance projects.
• Ensure compliance with all relevant safety regulations and building codes during maintenance operations.
• Assist in managing and ordering maintenance supplies and equipment to ensure availability and cost efficiency.

The Maintenance Technician utilizes technical skills daily to diagnose and repair a wide range of building systems, ensuring operational efficiency and safety. Proficiency in electrical, plumbing, and HVAC systems allows the technician to perform preventive maintenance and emergency repairs effectively.
