About the Role:
The Maintenance Supervisor at Cadence at Bluff Park, AL53, plays a critical role in ensuring the smooth operation and upkeep of residential properties within our real estate portfolio. This position is responsible for overseeing all maintenance activities, coordinating with vendors, and leading a team of maintenance technicians to deliver timely and high-quality service. The supervisor will implement preventive maintenance programs to minimize downtime and extend the life of property assets. They will also ensure compliance with safety regulations and property standards, enhancing resident satisfaction and retention. Ultimately, this role is pivotal in maintaining the aesthetic appeal and functional integrity of our properties, contributing directly to the overall success of our real estate management operations.
Minimum Qualifications:
- High school diploma or equivalent required; technical or vocational training in maintenance or related field preferred.
- Minimum of 3 years of experience in maintenance roles within real estate, property management, or a related industry.
- Proven experience supervising maintenance teams and managing daily operations.
- Strong knowledge of building systems including HVAC, plumbing, electrical, and general repairs.
- Valid driver’s license and ability to travel to multiple property sites as needed.
Preferred Qualifications:
- Associate degree or certification in Facilities Management, Building Maintenance, or a related discipline.
- Experience with computerized maintenance management systems (CMMS) and property management software.
- Certifications such as OSHA safety training, EPA refrigerant handling, or HVAC technician credentials.
- Demonstrated ability to manage budgets and vendor contracts effectively.
- Strong background in sustainable building practices and energy-efficient maintenance solutions.
Responsibilities:
- Supervise and coordinate daily maintenance operations, including repairs, inspections, and preventive maintenance tasks.
- Manage and mentor maintenance staff, providing training, scheduling, and performance evaluations to ensure a skilled and motivated team.
- Develop and implement maintenance schedules and procedures to optimize efficiency and reduce emergency repairs.
- Collaborate with property management and leasing teams to address resident maintenance requests promptly and professionally.
- Maintain accurate records of maintenance activities, inventory, and equipment to support budgeting and reporting requirements.
- Ensure compliance with all safety, health, and building codes, conducting regular safety audits and training sessions.
- Coordinate with external contractors and vendors for specialized repairs and large-scale maintenance projects.
