JOB PERFORMANCE STANDARD – Groundskeeper

SKILLS, KNOWLEDGE & PERSONAL CHARACTERISTICS:

General apartment grounds keeping experience, responsible for maintaining the physical appearance of the community's grounds according to company standards, knowledge of safety procedures, safety conscious, steady and dependable, ability to work with the pressure of deadlines while providing professional and quality service to residents.

SUMMARY OF FUNCTIONS:

Responsible for maintaining all public and common areas of the property in a clean, neat and attractive condition. A team player possessing a positive attitude that delivers exceptional customer service.

ESSENTIAL FUNCTIONS:

Duties may include, but are not limited to:

  1. Inspect exterior of the property and remove all trash and litter daily.
  2. Remove pet waste daily.
  3. Clean around dumpsters.
  4. Sweep/blow breezeways and sidewalks.
  5. Clean gutters on one story buildings.
  6. Clean areas around mailroom, pool area, fitness area and equipment, laundry room, clubhouse and other common areas to include: trash removal, replace trash bags, vacuum, sweep and mop, clean window and door glass, clean coffee machines, replace paper products, etc.
  7. Water any areas that are not irrigated, while observing all irrigated areas and reporting any issues (i.e. broken irrigation heads, weeds, etc.).
  8. Pressure wash buildings, walkways and other areas needed.
  9. Replace breezeway light bulbs.
  10. Replace air conditioner filters in units.
  11. Replace smoke detector batteries in units.
  12. Shovel snow from walkways and parking lots and spread salt/sand in those areas.
  13. Distribute flyers, communications and letters to resident’s door.
  14. Light painting of curbs, signposts and other areas needed.
  15. Assisting office and Resident Services team with various projects.
  16. Coordinate with Service Manager on all vacant units and ensure these units are “trashed-out” within 24 hours of move-out and thermostat is set at the designated temperature for a vacant unit.
  17. Follow safety guidelines in accordance with company policy and standards.
  18. Coordinate grounds keeping objectives with the Service Manager daily.
  19. Perform, and report all work according to the safety standards of the company, OSHA and health codes. Perform work area clean-up on a weekly basis.
  20. Promote good public relations with residents, co-workers, and company staff through great “people” attitude and resident trust. Always display a friendly and courteous attitude towards prospects, residents, vendors and other employees. Always maintain professionalism. Attendance is encouraged at all resident events.
  21. Complete special projects as may be assigned and prioritized by the Community Manager or Resident Services Supervisor.
  22. Pass initial and required Grace Hill courses by deadlines.
  23. Constantly observe conditions of apartment property within the community, report and/or initiate. action to correct unsafe conditions immediately.
  24. Be aware of all utility meter cut-offs, apartment and fixture cut-offs and sewer cleanouts.
  25. Ensure that storage area always remains locked when not in use.

SUPERVISORY RESPONSIBILITIES: This job has no supervisory responsibilities. FLSA STATUS: Non-Exempt

ORGANIZATIONAL RELATIONSHIP : Reports directly to the Resident Service Supervisor and Community Manager, who have the primary authority to determine the exact “day-to-day” duties of the Groundskeeper. This determination will take into consideration the individual’s skills, experience and career goals, and how they best fit into the operational needs of the property. Work with leasing personnel, other maintenance staff, Community Manager, construction division, vendors, suppliers and Resident service staff from sister properties.

OTHER REQUIREMENTS: Hours of Work

Hours of Work : This position will have specific workdays and shifts assigned based on the needs of the community, which operate within our office hours of Monday through Friday, 8:00 a.m. to 6:00 p.m.

AMOUNT OF OVERTIME: As needed for emergencies.

TRANSPORTATION: Must have a dependable vehicle to transport tools and equipment to job sites. Must provide proof of liability insurance for same. Must possess a bondable and Valid Driver’s License.

PHYSICAL DEMANDS: Extensive mobility and excellent physical condition. The ability to lift 100 lbs. The ability to operate all required hand tools. The ability to walk, crouch, stand, sit, kneel, squat, bend, stoop, push, pull, twist, climb stairs, climb ladders, grasp, squeeze, and reach including overhead items. The ability to work outdoors on a consistent basis in extremes temperatures of hot and cold weather, as may be necessary.

TOOLS: Company will provide tools necessary to perform job functions. Must provide own basic tools.

SPECIFIC SKILLS: Must be knowledgeable and skilled in the safe use and maintenance of the following:

Hand tools : Various shovels, brooms, rakes, pruning saws, saws, hedgers, trimmers or axes etc.

Operate power equipment: Mowers, tractors, edger’s, leaf blowers, chain saws, snow blowers, pressure washers etc.

Moving & Job Aids : Wheelbarrows, dollies, hand trucks, buckets, hoists, jacks, stepladders, full ladders, double ladders.

WORKING ENVIRONMENT: The work environment characteristics described here are representative of those an employee encounters while performing the essential functions of this job. While performing the duties of this job, the employee is occasionally exposed to moving mechanical parts, fumes, or airborne particles, toxic or caustic chemicals, outside weather conditions, and risk of electrical shock. Occasional exposure to bedbugs or pests is common in the multi-family industry.

The noise level in the work environment is usually moderate. Will need to work outdoors in the climate of the region the property is located.

EDUCATION AND EXPERIENCE: High school diploma or GED or trade school certification preferred. Prior experience with groundskeeping and landscaping in the multi-family industry a plus.

LANGUAGE SKILLS: Ability to read, write and verbally communication in English.

COMMUNICATION: Must be able to communicate effectively with residents, staff, supervisors and vendors.

REASONING ABILITY : Has the ability to apply common sense understanding to carry out basic written or oral instructions.

MATHEMATICAL SKILLS: The ability to add subtract two-digit numbers and to multiply and divide with 10’s and 100’s. The ability to perform these operations using units of American money and weight, measurement, volume and distance.

COMPUTER SKILLS: Microsoft Outlook

PRE-EMPLOYMENT TESTING: Pass drug test and background check requirements.

RESIDENCY: Must meet the qualifications for residency in the community for which the employee applies.

PERSONAL APPEARANCE: Dress, grooming and personal cleanliness standards contribute to the business image of Chandler Residential. During business hours or when representing the company, you are expected to present a clean, neat and tasteful appearance. Refer to Employee Handbook for complete Personal Appearance Guidelines:

Chandler Residential uniforms will be issued to all resident service personnel (shirt, jacket, and cap). Uniforms must be freshly washed and neatly pressed. Uniform shirts must be tucked in. Caps, if worn, must be Chandler Residential hats issued with the company logo. Uniforms must be worn when responding to on-call emergencies.

Name badge with picture will be issued and must be worn at all times, including responding to on call emergencies.
