Vie Management is seeking a reliable and skilled Maintenance Technician to support day-to-day maintenance operations at a residential community in Tuscaloosa, Alabama.

This role is ideal for a hands-on problem solver who takes pride in their work, enjoys variety in their day, and wants a stable, long-term opportunity with room to grow. The Maintenance Technician plays a key role in ensuring the community is safe, functional, and well-maintained for residents.

• Complete general maintenance and repair work, including plumbing, electrical, HVAC, appliances, and general repairs
• Respond promptly to resident maintenance requests and service calls
• Prepare apartments for move-in, including inspections, repairs, and make-ready work
• Perform routine property walks to identify maintenance or safety issues
• Maintain clean, organized, and safe maintenance and storage areas
• Properly remove and dispose of trash and debris
• Responding to emergency maintenance issues as part of an on-call rotation
• Communicate clearly with management and residents regarding repairs and timelines
• Technicians must have their own basic hand tools. Company-provided tools, equipment, and materials will be available for larger or specialized maintenance needs

On-Call & Emergency Response

• Participate in a consistent rotating on-call schedule, including nights and weekends
• Must be able to respond to emergencies within 30 minutes
• Reliable transportation and a working phone are required

Qualifications

• 23+ years of maintenance experience (property management, apartment, or related field preferred)
• High School Diploma or equivalent required
• Working knowledge of plumbing, electrical, HVAC, appliances, and general maintenance
• Type II HVAC Certification
• Ability to work independently and manage multiple tasks
• Ability to be on-call and respond to emergencies within 30 minutes (Must have reliable transportation and phone)
• Strong problem-solving and communication skills

Preferred Experience

• Apartment or student housing maintenance experience
• Experience working in a fast-paced residential environment
• Familiarity with preventative maintenance programs
