About This Opportunity

We are seeking a dynamic and results-driven Regional Property Manager to lead our growing multifamily portfolio in Gulf Shores, AL. You'll manage approximately 1000 units, New Construction, Class AA, A properties, driving operational excellence, financial performance, and resident satisfaction across the region.

Key Responsibilities

• Oversee daily operations and strategic direction of a 1,000-unit multifamily portfolio across multiple property classes
• Develop and execute comprehensive financial strategies to maximize revenue and minimize expenses while maintaining profitability targets
• Lead and mentor on-site property management teams to ensure consistent service delivery and operational excellence
• Implement and monitor marketing initiatives to drive occupancy rates and achieve leasing goals
• Maintain exceptional customer service standards and resident satisfaction across all properties
• Conduct regular property inspections and ensure compliance with all regulatory requirements and company standards
• Manage personnel recruitment, training, development, and performance management
• Prepare and present detailed financial reports, performance metrics, and strategic recommendations to senior leadership
• Build and maintain strong relationships with vendors, contractors, and community stakeholders
• Drive continuous improvement initiatives to enhance operational efficiency and resident experience

Required Qualifications

• Minimum 3 years of progressive Regional Property Manager experience in multifamily real estate
• Proven track record of managing multi-property portfolios
• Strong financial acumen with demonstrated ability to manage budgets, P&Ls, and revenue optimization
• Excellent operational and process management skills
• Demonstrated expertise in marketing, leasing, and occupancy management
• Exceptional personnel management and team leadership capabilities
• Professional demeanor with strong executive communication and presentation skills
• Bachelor's degree or CPM (Certified Property Manager) certification preferred
• Proficiency with property management software and Microsoft Office Suite
• Valid driver's license and reliable transportation

Preferred Qualifications

• CPM (Certified Property Manager) designation
• Experience managing mixed-class property portfolios
• Knowledge of fair housing regulations and compliance best practices
• Experience with revenue management systems and analytics
• Background in team training and professional development
• Experience with capital improvement planning and execution
