1.0 JOB TITLE: Project Manager Airteq

2.0 JOB DESCRIPTION SUMMARY

Management of assigned Airteq hardware projects. Responsible for the full lifecycle of project execution including management and processing of project documents, coordination of submittals, procurement of Airteq detention hardware products, monitoring contract changes, and ensuring successful project delivery on time and within budget.

3.0 REPORTING RELATIONSHIPS

Reports To: VP - Airteq

Reporting Positions: None; this is a staff position.

4.0 REQUIREMENTS

  1. Education

Required: High school diploma.

Preferred: 4-year Engineering, or related degree.

  1. Licensing/Registration/Certification

Required: None

Preferred: AHC (Architectural Hardware Consultant) or P.E.

  1. Experience

Required: 2 years Project Management or Project Engineering with exposure to detention or architectural hardware.

Preferred: 5 years Project Engineering experience, including experience with Airteq or similar detention hardware products.

  1. Skills, Knowledge and Abilities:
  • Ability to plan, prioritize and schedule tasks.
  • Ability to read and interpret blueprints and specifications for detention hardware.
  • Knowledge of detention and security hardware, including Airteq product lines.
  • Proficiency in submittal preparation, hardware scheduling, and glass take-offs.
  • Working knowledge of procurement processes and contract compliance.
  • Verbal and written communication skills; customer service and relations skills.
  • Knowledge of building codes, spreadsheets (Excel), and word processing (MS Word).
  • Proficiency in AutoCAD or similar program.
  • Organizational skills, time management, goal oriented.
  • Interpersonal skills and presentation skills.

  1. Physical:

Sitting, standing, walking, stooping and lifting up to 60 pounds. Able to sit for long periods of time, must have the ability to twist and have full use of the head and torso, reaching, grasping, bending and flexing of the arms, legs, wrist and hands. Excellent sight and hearing, hand movements must allow for holding a phone, writing and utilizing a computer keyboard.

  1. Mental:

Complete ability to communicate in English (verbal and written). Basic math and arithmetic skills.

5.0 WORKING CONDITIONS

Office and manufacturing sites all weather. Air and car travel required. Vehicle and air travel as required.

6.0 ESSENTIAL FUNCTIONS

Job planning, scheduling, and budget control for Airteq hardware projects. 1. Planning: understanding what work has to be done including identifying the individual activities, submittal requirements, and necessary resources to complete the project, then developing a plan of action in a logical order. 2. Scheduling: validating when work activities need to be done, detailing the time allowed for the project and each activity, including submittal timelines and procurement lead times. 3. Controlling: monitoring and tracking progress of the project as it gets underway, analyzing performance, resolving concerns, and managing status reporting.

7.0 AUTHORITIES AND RESPONSIBILITIES

Represent the company at contractor and/or owner meetings when required. Follow established company policy and procedures. Ensure project and job safety. Ensure effective turnover of the project to the P.E. Department; attend project start-up meetings; coordinate all engineering necessary; coordinate with procurement on all Airteq and related hardware products; manage the procurement of all engineered and subcontracted products and services; follow project schedules; facilitate the timely submittal process; coordinate and monitor all field activities; manage meeting cost and profit targets; coordinate change orders; facilitate and control spare parts and keying for close out; facilitate timely execution of the schedule and project; ensure effective communications throughout the project; maintain positive working relationships with all team members; ensure proper documentation of the project; ensure overall project success and customer satisfaction. Authority to reject submittals that are non-compliant; authority to offer and suggest value engineering ideas; responsible for accuracy of hardware schedules and glass take-offs.

8.0 DUTIES AND TASKS

  1. Maintain job records and files including job costing, billing information, schedule of values, change orders, and submittal logs.
  2. Schedule manpower and coordinate material and equipment deliveries.
  3. Prepare and manage hardware schedules, furniture schedules, accessory schedules, and glass schedules.
  4. Report on project progress and status verbal and written.
  5. Identify and issue change orders from a variety of sources including field operations, architect, or customer (RFIs, BULs, CICs, or RFPs).
  6. Log change order issues as change management items and manage per contract requirements.
  7. Initiate a request for pricing (RFP) to applicable vendors or subcontractors; obtain written approval of change orders including modifications to the contract agreement.
  8. Coordinate required schedule changes with the Contract Manager, scheduler, procurement, and PE upon acceptance of a change.
  9. Conduct kick-off meeting with Field Operations Management and Project Superintendent to review contract documents and field binder.
  10. Conduct site visits to assure site readiness and resolution of coordination issues with the general contractor prior to project start.
  11. Coordinate with the Project Superintendent to assure the project meets profitability targets, including the use of field overtime as needed.
  12. Perform timely communication with field management through daily field reports and other documentation.
  13. Coordinate with the Project Engineer on the required keying of the project; attend project-specified meetings with the owner for keying or to submit a proposal for approval.
  14. Compile project binders for project managers and field superintendents.
  15. Review and ensure accuracy of RFIs; coordinate resolution of all RFIs with appropriate suppliers and subcontractors.
  16. Review time sheets and expense reports weekly for accuracy and timely submission to accounting.
  17. Review all project costs monthly to assure accurate and timely accounting.
  18. Obtain substantial completion date from contractor or architect to be included on warranties; create Cornerstone warranty from standard form.
  19. Identify all waivers and affidavits and ensure they are executed and submitted on time.
  20. Maintain O&M manuals and compile all close-out documentation from subs and suppliers (warranties, as-built drawings, etc.).
  21. Update and maintain checklist for close-out documents from the submittal log.
  22. Assist with hardware inventory as needed.

9.0 MEASURES OF PERFORMANCE

  1. Job completions within time and budget constraints.
  2. Project quality consistent with code and company and industry standards.
  3. Owner and general contractor satisfaction.
  4. Timely submission of all job reports (verbal and written).
  5. Project documentation integrity, file organization, and completeness.
  6. Timely submission of vendor submittals and processing of change orders.
  7. Timely release of material requisitions.
  8. Accuracy of hardware schedules and glass take-offs.
  9. Proper and timely coordination with the different job site trades.
  10. Timely communication and resolution of job problems and issues.
  11. Working relations with co-workers, vendors, and customers.
