About the Role:

The Leasing Consultant at Cadence at Bluff Park plays a pivotal role in driving the success of our residential community by effectively managing the leasing process from initial inquiry through lease signing. This position is responsible for creating a welcoming and informative environment for prospective residents, ensuring they receive exceptional customer service and accurate information about our property offerings. The Leasing Consultant will collaborate closely with property management and maintenance teams to ensure a seamless move-in experience and maintain high occupancy rates. By understanding market trends and resident needs, the consultant will contribute to strategic leasing initiatives that enhance community reputation and profitability. Ultimately, this role is essential in fostering long-term resident satisfaction and supporting the overall growth and stability of the property portfolio.

Minimum Qualifications:

  • High school diploma or equivalent.
  • Previous experience in leasing, sales, or customer service, preferably within the real estate or property management industry.
  • Strong interpersonal and communication skills, both verbal and written.
  • Basic computer proficiency, including experience with property management software and Microsoft Office applications.
  • EXPIRENCE IN ENTRATA IS A PLUS!!!!!
  • Ability to work flexible hours, including weekends and evenings as needed.

Preferred Qualifications:

  • Associate’s or Bachelor’s degree in Business, Marketing, Real Estate, or a related field.
  • Experience with Yardi, Entrata , or similar property management platforms.
  • Knowledge of Fair Housing laws and local rental regulations.
  • Proven track record of meeting or exceeding leasing goals.
  • Bilingual abilities or additional language skills.

Responsibilities:

  • Greet and engage prospective residents, providing detailed information about available units, community amenities, and leasing terms.
  • Conduct property tours and highlight key features that meet the needs and preferences of potential tenants.
  • Process rental applications, verify applicant information, and prepare lease agreements in compliance with company policies and legal requirements.
  • Maintain accurate records of leasing activity, resident interactions, and follow-up communications using property management software.
  • Collaborate with the marketing team to implement leasing promotions and community events that attract new residents.
  • Respond promptly to resident inquiries and concerns, coordinating with maintenance and management to resolve issues efficiently.
  • Monitor market conditions and competitor offerings to recommend adjustments in leasing strategies and pricing.
  • Ensure compliance with Fair Housing laws and company policies in all leasing activities.

Skills:

The Leasing Consultant utilizes strong communication and interpersonal skills daily to build rapport with prospective and current residents, ensuring their needs are understood and met. Attention to detail and organizational skills are critical when processing applications, managing lease documentation, and maintaining accurate records. Proficiency with property management software enables efficient tracking of leasing activities and resident information, facilitating smooth operations. Problem-solving skills are applied when addressing resident concerns or coordinating with maintenance to resolve issues promptly. Additionally, marketing and negotiation skills support the consultant in promoting the community effectively and securing leases that align with business objectives.
