00015 Store Support Center LE_301 Hibbett Retail, Inc.Job Title: Manager, Property Management Department: Property Management FLSA Status: Exempt Reports To: Director, Construction and Design SUMMARY The Manager, Property Management, is responsible for overseeing the daily tasks and aspects of maintaining retail spaces, responsibilities of repairs, and assisting the operational functions of Hibbett I City Gear stores. Provides management, direction, and leadership to ensure retail spaces and properties of Hibbett I City Gear are operated in accordance with business objectives. ESSENTIAL DUTIES AND RESPONSIBILITIES - Direct and Supervise the Property Management team in maintaining retail store
properties and coordinating responsibilities, vendor communication and call statistics. - Manage, Plan, and Coordinate activities concerned with the operation, repair,
maintenance, and construction of store facilities, equipment, and buildings to minimize interruption and improve efficiency. - Manage major vendor agreements, including facility management providers, HVAC
service providers, supply vendors, training, updating training guides, assisting with RFPs, and preparing invoicing for vendors. - Review pricing quotes to approve expenses based on a capped limit.
- Communicate status of issues that arise from retail store maintenance of spaces and
identify most cost-effective route to achieve resolutions - Direct oversight of approved capital improvement projects as assigned including project
management and delegation to the property management staff. - Review property management plans, pricing, and trends before approving expenses for
property management of the stores. - Provide direct training and coaching to the members of the property management staff
on best practices and policies and procedures. - Contact, interview, negotiate, and hire prospective trades and services providers to
perform various repairs for the stores. Follow up on all work performed on properties and communicate as needed. - Oversee the payment of any property management needs for the store support center
and the warehouse and manage the operating budget. - Manage the execution of any facilities projects at the store support center and the
warehouse. Ensure that these projects remain within the budgeted amount and communicate with upper management. Provide after-hours On-Call support as needed to assist the retail stores and ensure proper support of store location supply needs after-hours, on weekends, and holidays. - Ensure a clean, safe, and functional working environment for all employees.
- Review and approve vendor invoices with an established approved amount from
corporate approval matrix. - Protect the company's assets and financial information by ensuring the accuracy and
effectiveness of internal control procedures and informing management and/or appropriate officials of potential fraud risk. SUPERVISORY RESPONSIBILITIES The Manager, Property directly supervises the property management staff. This position also carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include interviewing, hiring, and training employees, planning, assigning, and directing work; appraising performance; rewarding and disciplining employees. addressing complaints and resolving problems. QUALIFICATIONS - Bachelor's degree in business or a related field or equivalent experience
- 5 or more years of experience in property management and/or similar job experience
- Experience leading and mentoring a team on best practices
- Proficient in Microsoft Office, including Excel, Word, and Outlook
