Job Description
The Site / Facilities Manager oversees the efficient operation of all aspects of a facility, ensuring building systems and equipment run reliably and cost-effectively. This role establishes, operates, and maintains a comprehensive facility management program that supports the organization’s operational goals. Acting as the single point of contact for facilities management, the Site / Facilities Manager coordinates tenant requirements, manages service delivery, and supports leadership in delivering high-quality facility management services.
Responsibilities
- Serve as the primary point of contact for facilities management, supporting facilities leadership with the delivery of high-quality facility management services.
- Establish, operate, and maintain a comprehensive facility management program that oversees the operations and maintenance of the building, building systems, and equipment.
- Support facilities leadership in implementing short- and long-term goals and projects for the portfolio of buildings.
- Develop and implement innovative programs, processes, and procedures that reduce short- and long-term operating costs and increase productivity.
- Work closely with facility management leadership and the client to align facility operations with strategic objectives and performance expectations.
- Oversee monthly, quarterly, and annual reporting requirements, ensuring all facilities-related reports are completed accurately, on time, and in accordance with client policies for record keeping.
- Manage work assignments for building technicians, vendors, and contractors, ensuring tasks are prioritized and completed efficiently and safely.
- Lead facilities staff to deliver expected service levels within the prescribed budget, providing clear direction, coaching, and performance feedback.
- Assist with the development and implementation of the annual management plan for the buildings within the assigned area.
- Oversee the development and management of capital and expense budgets by working closely with the client representative.
- Recommend capital improvements and prepare operating budget reports, including monthly operating forecasts and variance reports.
- Ensure client satisfaction by providing strong site leadership, maintaining a seamless interface between the client’s real estate organization and facilities, and fostering a positive working relationship through responsiveness and creative problem solving.
- Follow the annual performance plan and achieve Key Performance Indicators as defined in the performance agreement for the position.
- Share innovations and best practices with the appropriate stakeholders to continuously improve facilities management practices.
- Manage contractors on site, ensuring they follow all relevant policies and procedures and that services are delivered correctly and safely.
- Oversee the overall service delivery of contracted services, ensuring compliance with all relevant policies related to service delivery, safety, and regulatory requirements.
- Utilize maintenance software and computer-based systems to plan, track, and optimize facilities maintenance and operations activities.
Essential Skills
- Proven experience in facilities management, including facilities maintenance, facilities operations, and facilities maintenance management.
- Demonstrated ability to establish and manage a comprehensive facility management program covering building operations, systems, and equipment.
- Strong leadership and management skills, with the ability to lead and motivate both technical and administrative staff.
- Strong interpersonal skills with the ability to build effective relationships with clients, staff, vendors, and contractors.
- Strong communication and presentation skills, including the ability to prepare and present reports, budgets, and performance updates.
- Proficiency in Microsoft Office programs such as Excel, PowerPoint, and Outlook.
- Computer proficiency in Computerized Maintenance Management Systems (CMMS) and maintenance software.
- Ability to manage budgets, including capital and operating expense budgets, and to prepare forecasts and variance reports.
- Capability to coordinate and oversee multiple vendors and contractors while ensuring compliance with policies and service standards.
- Strong organizational skills with the ability to meet reporting deadlines and manage multiple priorities in a dynamic environment.
Additional Skills & Qualifications
- Experience coordinating tenant requirements and ensuring high levels of tenant satisfaction.
- Experience in developing and implementing process improvements that reduce operating costs and increase productivity.
- Experience working within a structured performance management framework with defined Key Performance Indicators.
- Familiarity with best practices in facilities management and an interest in sharing and adopting innovations.
- Experience managing building technicians and field staff in a multi-service facilities environment.
- Comfort working closely with client representatives and leadership to align operational and financial objectives.

Work Environment
The role is based on-site within a managed facility or portfolio of buildings, focusing on the day-to-day operations and maintenance of building systems and equipment. You will work closely with building technicians, administrative staff, vendors, and contractors to coordinate maintenance activities and service delivery. The position involves regular use of Computerized Maintenance Management Systems (CMMS), maintenance software, and standard office tools such as Microsoft Excel, PowerPoint, and Outlook for reporting and planning. The work environment emphasizes adherence to established policies and procedures, particularly around safety, compliance, and service quality, and requires regular interaction with client representatives and leadership to review performance, budgets, and operational plans.
Job Type & LocationThis is a Contract to Hire position based out of Alexander City, AL.
Pay and BenefitsThe pay range for this position is $36.53 - $52.88/hr.
