Must-Have Requirements:
HVAC Certification Required
Strong understanding of moisture prevention, detection, and treatment protocols
Proven experience with residential plumbing systems

Your Qualifications:
Education: Technical degree or certification in HVAC, building maintenance, or a related field (preferred)
Experience: 5+ years of hands-on residential maintenance experience, including 23 years in a supervisory role
Compliance: Understanding of local/state codes, OSHA guidelines, and industry standards

What Youll Do:
Supervise and support the maintenance team, assigning tasks and ensuring timely completion of work orders
Inspect and maintain all building systems, especially HVAC, plumbing, and structural components
Lead and execute a proactive preventative maintenance plan for building systems and community amenities
Monitor and resolve moisture-related concerns to prevent structural or health-related issues
Troubleshoot HVAC systems and perform repairs or schedule vendors as needed
Respond to emergency maintenance needs and participate in the on-call rotation
Coordinate with vendors/contractors for specialized services and major repairs
Track and manage inventory, work orders, and maintenance logs using property software
Foster a positive team culture and provide training/coaching to junior technicians
Maintain curb appeal and ensure all outdoor common areas are clean and functional
