Position Purpose

Maintains the physical integrity of the community; is an integral part of the maintenance team.

Essential Responsibilities

 Diagnoses and performs minor and routine maintenance and repair such as: electrical, plumbing, AC, heating, appliances, water irrigation, stairs, gates, fences, patios, railings, carpet, tile, flooring, roofing, gutter, lighting, fireplaces, ceiling fans, doors, cabinets, windows, locks, security systems, etc.

 Handles resident complaints in a timely manner.

 Inspects and helps coordinate all needed make-ready repairs and services, responsible at times to complete a make-ready, ensuring that all vacated apartments are thoroughly restored to market ready status in a timely manner.

 Carries the on-call pager or uses personal cell phone as needed/assigned, taking residents’ calls through the answering service to respond in a timely manner to emergency maintenance calls.

 Assists in maintaining grounds and exterior building issues including trash removal, lighting issues, pool assistance, painting, power washing, snow removal, etc.

 Assists in maintaining the interior of the building including painting, cleaning, etc.

 Other duties as assigned.

Job Specifications

 Prior experience in related field preferred.

 Ability to provide personal hand tools for use at work.

 Proactive attitude to assist maintenance team to ensure that residents’ needs are met, and prospects view an apartment community in which they would like to live. Portrays a sense of urgency.

 State driver’s license and working vehicle for use during business hours.

 On-time, consistent attendance is an essential function of the position.

 Constant need to be on feet. (66-100%)

 Constant need to perform activities such as: (66-100%)

1. Bend/Stoop/Squat/Kneel - Perform routine maintenance.
2. Climb Stairs to reach upper level units.
3. Push or Pull - Move furniture, appliances, open and close doors, etc.
4. Reach Above Shoulder - Perform routine maintenance.
5. Climb Ladders - Perform routine maintenance.
6. Grasp/Grip/Turn - Handle tools and equipment.
7. Finger Dexterity - Handle tools and equipment.

 Constant need to lift or carry 1–25 lbs. (66-100%) Frequent need to lift or carry 25–50 lbs. (33-66%) Occasional need to carry 50–75 lbs. (1–33%)

 Constant need to see and observe. (66–100%)

Working Conditions

 Working both indoors and outdoors in any weather condition.
