Director of Property Management

$2,500 Sign on Bonus

As Director of Property Management you will be tasked with multiple objectives throughout the day. You will be the on a critical team that is responsible for helping to ensure all properties run perfected in a timely manner. SPEED IS CRITICAL.

Ball Holdings, LLC is seeking a dynamic, versatile, and highly motivated individual to join the team as the Director of Property Management. In close partnership with the Executive Leadership, the Director of Property Management will oversee the property portfolio and day to day operations including estate management, tenant satisfaction, construction management, and maintenance services.

This position requires flexibility in scheduling, including nights and weekends. The Director of Property Management position requires some domestic travel to main properties at a high standard. The Director of Property Management must frequently lift or move up to 25 pounds.

Key Responsibilities

  • Strategically manage the property portfolio, including apartment complexes, offices, warehouses, commercial property, and more. Provide oversight of projects including new acquisitions, remodels, repair projects, and other related activities.
  • In partnership with the Executive Leadership, manage the Property Management team including hiring, onboarding, completing performance reviews, and goal setting.
  • Monitor and provide oversight for budgets, payments and invoices, and expense reimbursements. Analyze monthly and quarterly data, develop reports, and leverage cost savings initiatives.
  • Support the Principals with construction projects, new acquisitions, and sales. Ensure cohesive communication and coordination across the property management team.
  • Effectively build credibility and trusted relationships with the Executive Leadership, team members, and vendors.
  • Help maintain organization and administrative property related collateral including calendars, databases, inventories, and file storage.

  • Highly proficient with various technology platforms including Microsoft Office, Appfolio, Adobe Acrobat, and DocuSign.

Qualifications

  • Minimum of five years of direct experience in asset management, real estate acquisition, and/or property management.
  • Preferred experience working in a start-up environment or smaller sized companies in a role requiring a high level of client service and project management.
  • Possess the ability to operate under time sensitive goals. SPEED AND ATTENTION TO DETAIL IS CRITICAL.
  • Computer experience required
  • Strong desire to uphold personal honesty, integrity, and work ethic
  • Maintains a passionate and enthusiastic attitude
  • Drivers License and ability to drive to various properties
  • Show Legal documentation showing ability to work in the United States

Experience

  • Residential Property Management: 5 years (Required)
  • Regional / Executive Property Management: 3 Years (Preferred)

Job Type: Full-time

Pay: $65,000 - $75,000 per year

$2,500 Sign on Bonus

Work Location: In person & some travel to other states
