Work in a dynamic, fast-paced setting supporting our commercial title team in a variety of ways that includes performing title examinations, analyzing various data points, verifying key information, and collaborating with both internal and external customers. This role requires strong analytical, problem-solving, communication, and organizational skills. The commercial title officer is responsible for effectively accomplishing the real estate closing transactions and ensuring title insurability.

How you will contribute

• Examine the chain of title for a wide range of title orders and commercial transactions for all states in our region (AL, LA, MS and AR).
• Analyze various title records, such as mortgages, liens, judgments, easements, plat and map books, and property surveys to determine ownership and their effect on title.
• Identify and resolve issues such as missing information, incomplete, inaccurate, or contradictory information contained in title documentation.
• Understand, review, and insert requirements related to a variety of title related matters, such as estates, homestead, powers of attorney, bankruptcies, and life estates, etc., in accordance with our underwriting guidelines.
• Create, revise, and issue title commitments, proformas, endorsements, and policies, as necessary.
• Review and approve a variety of documentation including deeds, operating agreements, trusts, wills, affidavits of heirships, corporate resolutions, partnership agreements, and state filed organizational docs (SOS).
• Collaborate with our customers – which include both national offices and local agents – to resolve issues impacting title insurability prior to closing.
• Provide underwriting interpretation within established guidelines for the issuance of title commitments, proformas, endorsements, and policies, and collaborate with commercial underwriter as necessary.
• Verify that title insurance rates and the coverage provided on commitments and policies are given in accordance with our underwriting guidelines and the instructions provided by the insured parties of the transaction.
• Collaborate with and support other members of the commercial team as necessary.
