About the Role:
The Maintenance Supervisor at Windsor Apartments will play a crucial role in ensuring the safety, functionality, and aesthetic appeal of the property. This position is responsible for overseeing all maintenance activities, coordinating repairs, and managing a team of maintenance staff to deliver high-quality service to residents. The ideal candidate will implement preventive maintenance programs to minimize downtime and enhance the living experience for tenants. Additionally, the Maintenance Supervisor will be tasked with budget management for maintenance operations, ensuring that all expenditures align with company policies. Ultimately, this role is vital in maintaining the property’s value and ensuring resident satisfaction through effective maintenance management.
Minimum Qualifications:
- High school diploma or equivalent.
- Proven experience in a maintenance role, with at least 2 years in a supervisory position.
- Strong knowledge of building systems, including plumbing, electrical, and HVAC.
Preferred Qualifications:
- Certification in facilities management or a related field.
- Experience in property management or real estate development.
- Familiarity with local building codes and safety regulations.
Responsibilities:
- Supervise and coordinate the daily activities of the maintenance team, ensuring all tasks are completed efficiently and effectively.
- Conduct regular inspections of the property to identify maintenance needs and prioritize repairs.
- Manage maintenance requests from residents, ensuring timely responses and resolutions.
- Develop and implement preventive maintenance schedules to prolong the life of property systems and equipment.
- Maintain accurate records of maintenance activities, inventory, and budget expenditures.
Skills:
The required skills for this role include strong leadership abilities, which will be essential for managing the maintenance team and ensuring high standards of work. Technical skills in plumbing, electrical, and HVAC systems will be utilized daily to troubleshoot and resolve issues effectively.
