Position Overview
The Property Manager is responsible for managing day-to-day operations, driving financial results, and supervising the upkeep and physical condition of the property. This role provides strategic leadership to all onsite employees, including direct supervision of the Leasing Manager, Leasing Agents and Maintenance team members, supporting efficiency and organizational standards. Additionally, the Property Manager is accountable for achieving budget and occupancy goals, maintaining a well-kept environment and delivering exceptional customer service to residents and prospects. This position serves as the primary liaison between onsite operations and the Regional Property Manager.
Essential Job Functions
• Lead and supervise onsite staff, including Leasing Manager, Leasing Agents and maintenance team members
• Provide coaching, performance feedback, training to support and employee development
• Foster collaboration and open communication between office and maintenance teams
• Maintain communication with the Regional Property Manager regarding the property’s performance and staffing needs
• Develop and manage the property’s budget in coordination with the Regional Property Manager
• Monitor expenses, approve purchase orders and review financial and occupancy reports
• Oversee rent collections, lease audits and maintain organized records for compliance
• Lead leasing strategy, approvals, and renewals to maintain high occupancy levels
• Review marketing strategies, online listings and signage for accuracy and consistency
• Plan and support resident events to enhance community engagement and retention
• Professionally handle escalated resident concerns and lease violations
• Promote a positive community environment that encourages resident satisfaction and referrals
• Maintain compliance with Fair Housing, ADA, OSHA and all applicable regulations
• Prepare accurate operational and financial reports for management review
• Enforce company policies consistently across staff and resident interactions
Preferred Qualifications
• Minimum 3–5 years of property management experience, including supervising staff
• Strong leadership, communication and organizational skills
• Proficiency in ResMan, Microsoft Office and Google Suite
• Sound understanding of Fair Housing laws and landlord-tenant regulations
• Proven ability to manage budgets, staff and multiple priorities effectively
• Ability to work flexible hours, including some weekends or evenings; as required
